- To qualify, the customer must obtain and present to Future Mortgage a competitor's Locked Loan Estimate ("LE") on the same day that Future Mortgage issues its initial locked LE to the customer.
- The competitor LE must be from an approved competitor. ( Banks and Credit Unions are excluded from this offer)
- The program is valid only for a competitor LE with rate terms identical to the terms of the Future Mortgage Loan Estimate, including loan term, loan amount, appraised value, and discount points. Third-party costs such as property taxes, appraisal fees, title fees, credit report fees, and insurance are excluded from the BestPriceTM Guarantee.
- The final total lender credit from Future Mortgage, after the BestPriceTM is applied, cannot exceed the total cost of the loan.

12-Day Close Guarantee - Terms and Conditions
In the event that Futuremortgage.com LLC ("Future") is responsible for any delays in meeting your closing date, Future is prepared to compensate you up to $500 towards your closing costs. The entire sum allocated by Future through this program will be provided to the buyer for use towards closing costs or other legally permissible expenses. To be eligible for the $500 12-day close guarantee program, please review and acknowledge the following terms and conditions.

ELIGIBILITY REQUIREMENTS
1. Client must have a fully completed loan application that is fully conditionally approved by our investor with no outstanding conditions except for the appraisal and title work. Client must request their file to be fully underwritten at the time of applying through our website and must upload all the necessary documents within 48 hours.
2. Your mortgage must be a purchase transaction with a traditional conforming loan amount approved with Fannie Mae or Freddie Mac underwriting guidelines.
3. Eligible on primary residences only.
4. The loan to value ratio needs to be under 95% of the traditional conforming loan amount. Which means the final loan amount must be less then 95% of the purchase price or appraised value, whichever is less.
5. The fully executed purchase contract and any addendums must be uploaded into Future's portal on the day it is executed.
6. All documents requested by your loan officer must be received within 24 hours of the request.
7. The escrow period must be 12 business days or longer.
8. Changes to the loan terms from the conditional approval to when you go intro contract, such as loan amount, rate change, seller credits, and temporary rate buy-downs, are not permitted and would void the 12 day close guarantee.
9. The final appraisal must be received by Future or its investors at least 5 business days before the closing date, and it must appraise for the purchase price or higher. If our appraisal management company is unable to find an appraiser that can deliver the appraisal to us fast enough or if the appraiser is not allowed into the home quick enough to deliver the report, the 12-day close guarantee is void. You will need to pay $150 for an appraisal rush fee at the time of ordering which will be within the first 24 hours of sending us the contract and you completed the initial disclosures.
10. You must lock your interest rate at the time of submitting your purchase contract.
11. Set your appointment to sign loan documents within a three-hour window of the time(s) requested by the escrow officer.
12. Only valid for W-2 wage earners - not deemed to be self-employed. Must meet all guidelines.

The Closing Assurance Program becomes void if:
- The loan is a Jumbo, Non-QM, Downpayment Assistance, FHA, Construction, Renovation or HELOCS.
- The closing date is missed due to delays caused by any party or entity other than Future, including but not limited to the borrower(s), a third party, or the seller.
- Information provided by the borrower(s) on the application cannot be verified, is inaccurate, or insufficient.
- The closing date is missed or delayed due to an act of God, strike, riot, act of war, terrorism, earthquake, pandemic, government shutdown, or a similar event beyond Future's reasonable control.
- The loan is canceled or not funded by Future.
- The property is located outside of the state of Idaho.

Note: Future reserves the right to modify or terminate this 12-day close guarantee at any time without prior notice. Loans already in processing will not be eligible for this offer, and only new loans submitted after 4/1/2024 will be considered.
